How We Work and What to Expect

From start to finish you will be dealing with the owner of the business who also will be doing the inspections for you. Once you have received your detailed inspection  report Brendon will be happy to discuss the report with you if you have any questions. Remember Brendon will be working for you not the vendor or realistate, so that you will have piece of mind that you will be getting an unbiased independent  inspection.

Brendon uses non invasive  tools and inspecting techniques as per A.S 4349 using the latest in technology with the Flir E75 thermal imaging cameras, in conjunction with moisture meter, borescope,  and tapping tools. We do not do just a 30minute walk around, we will go through every nook and cranny of the dwelling that is accessible as well as the yard up to 30metres of the main building for any building defect, safety issues  or the sign of timber pests or fungal decay. Most inspections take up to 2 hours.

All inspections by Termi-Build Gladstone includes a full thermal image scan of the whole house.

Building and Timber Pest Inspections & Reports

A Building Inspection and Property Report (or a Pre Purchase Building Inspection for newly constructed homes) comments on structural damage, conditions conducive to structural damage, as well as any defects in the condition of secondary and finishing elements to the property.  In every inspection, a full thermal imaging scan will be done internally to check for Termites with the latest technology in thermal imaging cameras.

The Building Inspection Report will contain a description of the property and the materials used in the construction of the building. The report will also highlight any areas the inspector was unable to access on the day of the property inspection. Photographs may show defects and/or areas of concern that the inspector has noticed in the course of the building inspection.

The inspector will look at every accessible area in a building.

The following areas/issues are examples of what is examined:

BATHROOMS

Leaking pipes, poor ventilation, cracked toilet pans, shower screen glass issues.

KITCHENS

Stove damage, shoddy splashbacks, benchtop and cabinet moisture damage.

OTHER LIVING AREAS

Carpet staining and wear, loose floor tiles, door jamb misalignments, inadequate window flashings, bent fly screen frames, loose floorboards, blistering paint, signs of water penetration to walls.

PROPERTY

Decaying fences, cracked retaining walls, damaged driveways and paths, inadequate drainage, deteriorated barbecues, hazardous tree locations.

UNDERFLOOR/SUBFLOOR AREAS

Inadequate tie-downs, decaying bearer connections, cracking concrete slabs, incorrectly installed termite barriers, cracks in foundation walls.

OTHER

Building inspectors also examine a building’s exterior, the interior and exterior of its roof, its garage and any outbuildings that may be on the property.
